Our Process

1. INITIAL CONSULTATION AND CONCEPT DESIGN

This is an opportunity for us to meet face to face & ask some simple questions, so we can fully understand your ambitions & expectations of the project. We will discuss the proposed scope, feasibility, & budget of the project. Following this meeting we will provide you with a written proposal, outlining our understanding of the brief, the timelines, & associated cost’s/fee.

Following our initial meeting, we set about producing a design concept including proposed room layouts & sample finishes. This is very much a collaborative stage of the project where we encourage our clients to provide us with as much input & feedback as possible.

2. PLANNING APPLICATION

As soon as you are happy with the plans, we undertake all the necessary procedures & submit the planning application for the project. Our professional team oversees the planning application working with the planning department ensuring that it is processed as quickly as possible.

3. TECHNICAL & DETAILED PLANS

Once planning has been submitted we begin work on the technical drawings for building regulations approval, carrying out all necessary surveys to produce a detailed & accurate design. The technical designs will include all necessary structural calculations and investigation works to ensure construction can begin on site without delay or further work.

Every element of the scheme is designed and specified for your approval. Samples of flooring, wall coverings, fabrics, etc are presented for client approval as well as designs for any joinery or bespoke concepts.

4. QUOTATION & PROGRAMME

Using the client approved plans we produce a schedule of works that we then work from to provide our clients with a transparent & detailed quotation for all associated costs for the project. Our quotation is accompanied by our construction programme, giving our clients the peace of mind that their project will be delivered to a fixed price by a specified date.

5. THE BUILD

Once all costs are agreed & the JCT contract is in place we set about building your dream home. Our talented & experienced on site team are lead by a dedicated site manager who manages the project ensuring all works are completed to the highest standards.

6. AFTERCARE

All of our work come with a 3 year warranty & all fixtures & fittings supplied are guaranteed as per the manufacturer's warranty. Any structural works carried out by Ross Francis is guaranteed based on the structural engineer’s calculations.
